This website is run by Fine Global Homes LLC, for the benefit of Davani Durette, a licensed Realtor with Senate Realty.

Parties: Fine Global Homes, LLC, “Operator”, is a legal business entity formed under the laws of Maryland. FineDMVHomes.com, the website “Site” is owned and managed by the Operator. Davani Durette, a licensed real estate salesperson in the District of Columbia, Maryland, and Virginia “Agent”, is the acting managing member of the Operator.

This document is a contract. If you don’t understand it all, get a lawyer.
Contract: The following terms and conditions govern all access to and use of this site. THIS AGREEMENT IS A BINDING CONTRACT AND INCLUDES TERMS THAT LIMIT YOUR LEGAL RIGHTS AND our LIABILITY TO YOU, the “User” of the website. If you do not understand any of the following terms, CONSULT YOUR ATTORNEY BEFORE AGREEING. As a User, you accept, without limitation or alteration, all the terms and conditions contained herein.
This site generates business for us, from which we and our referral agent partners may profit.
Profitability: Operator and Agent may profit from the services of the Site, and benefit from the site via customers, affiliates, and website traffic. We may also profit from the referral to another licensed broker and/or salesperson pursuant to a separate referral agreement not covered here.
Using the website doesn’t imply or create an agency relationship of any kind. If you’d like us to work on your behalf, just say so and we’ll put it in writing.
Agency: Information contained on and your use of the Site do not consitute a broker-consumer, fiduciary or agency relationship, express, or implied. Agency agreements are not covered here and are governed by a separate state-mandated agency agreement. If you are looking to sell or buy a home with the Broker, Agent, or Operator, you will need to ratify a state-mandated listing agreement, buyer agency agreement, and/or dual agency agrement to establish agency in your respective jurisdiction.
This site is also not intented to infringe upon any existing agency relationship. If you already have a written agency agreement, follow your agent’s advice.
Infringement: If you are have established an agency relationship with a real estate salesperson or broker through a signed listing or buyer agency agreement, the contents of this site are not intended as a solicitation for services. You are advised to follow the advice of your licensed agent, of which we cannot assume any liability.
The site itself and its intellectual properties are owned and operated by Fine Global Homes LLC. We reserve all rights.
Website: Except for the limited non-exclusive license granted herein, Operator reserves all intellectual property rights to the extent applicable by law. This Agreement does not grant any other right or license, express or implied, with respect to any trademarks and logos. Except as directed on the site, you may not modify, derive, reproduce, redistribute, decompile or otherwise attempt to gain commercially from your use of the site. We may revoke your permission, block, or otherwise prevent you from accessing and using the Site, in our discretion without notice. Your permission to access and use the Site is automatically revoked in the event you violate our Terms of Use.
Our site provides automated home value analyses through a 3rd party. It’s just an estimate, and is not a substitute for an appraisal or CMA.
Automated Valuations: Automated property valuation reports are provided on this site via Home Value Leads, a third party site, and are governed by separate agreements on that site. These automated reports are not intended as a substitute for a Comparative Market Analysis (CMA) provided by a licensed real estate salesperson or broker, nor an appraisal provided by a licensed real estate appraiser. For the most accurate evaluation of your property, we strongly recommend you consult a licensed professional.
We believe and participate in Fair Housing, and will not discriminate against any protected classes. You should do the same.
Fair Housing: The Site, Agent, and Operator pledge to uphold all Fair Housing and Equal Housing Opportunity protections granted under United States law. For any legal disputes, we will engage solely in mediation or arbitration in the state of our choice to the extent possible by law.
Dispute Resolution: Any disputes arising out of or in conjunction with use of the Site shall be finally and exclusively mediated/arbitrated? in the State of Maryland. In the case of a real estate transaction, the method of dispute resolution will remain unless law requires the method specified in the sales contract.
The site has links to 3rd party sites which we don’t control. Please read their agreements thoroughly, as you assume all liability for the use of those sites.
Third-Party Sites: The Site contains links to other third-party sites which are not under control of the Operator, Agent, Broker, or Site, and will be subject to other legal terms and conditions. We advise you to read the third-party’s Terms of Use, Privacy Policy, and/or End-User License Agreements, as applicable. You agree to assume all liability for your use of those sites. Information we receive from any third party is deemed reliable but not guaranteed.
We receive properties from the Bright MLS for display on the site. While the information is reliable, we cannot guarantee it.
Bright MLS: Listings provided by Bright MLS are from various brokers who participate in Internet Data Exchange, and may do so through a third party. Information is deemed reliable but not guaranteed.
This whole site is copyrighted. If you would like to use our content elsewhere, we have to approve it in writing. Some content here is licensed under a third-party, which we do not own and cannot control.
Copyright: All data and materials herein contained (including but not limited to images, text, data, analyses, and source code) in conjunction with the Site are owned or licensed by Operator or Agent, acting as managing member of Operator, for use on the site. The Site may also feature third-party content, which is governed by separate Terms of Use, Privacy Policies, and/or End-User License Agreements contained on the third party sites. These may include Home Value Leads, Facebook, Twitter, Instagram, and Google Maps. You are advised to read the Privacy Policy, Terms of Use, and/or End-User License Agreement for each site to learn your legal rights and limitations of use, as applicable.

You agree to indemnify us for any activity you engage on our site, any failure to comply with this agreement, applicable laws or others’ rights.
Indemnification: You agree to indemnify Agent, Operator, and Broker, for all damages, losses, third party claims, charges, investigations, and costs (including, but not limited to reasonable attorney’s fees and legal costs caused by a) any activity you engage on our Site, and/or b) your failure to comply with the terms of this Agreement, including without limitation, your submission of content that violates applicable laws or third party rights
You can use this site for your own, non-commercial activities, but you cannot copy site contents in any form except for search engine results or social media shares with appropriate credit.
License: You have a limited, non-exclusive, non-transferrable license to use the Site for your own personal, non-commercial use. Your limited, non-exclusive license does not grant the right to copy, extrapolate, derive, or otherwise distribute content from the site. Webscraping and web crawling are allowed for inclusion in search engine results pages only. Webscraping, downloading or webcrawling of our data for inclusion in another real estate site, content aggregator, real estate search site, or any other purpose is forbidden without express written consent from Operator.
You represent that you’re old enough to use the site where you live and pursue a real estate transaction. If you aren’t, please don’t use the site.
User: By using this site, you agree that you are at least 13 years old and a resident of the United States. If you pursue a real estate transaction in conjunction with this site, you agree to be at least 18 years of age. If you are not of at least the age of majority in the state where you live, do not use the site.
If any provision in this document isn’t enforceable, then the rest of the document and its parts will remain intact to maintain the original intent as much as possible.
Unenforceability: If any provision of this contract shall be deemed unenforceable, in whole or in part, then the remaining terms of the provision shall be altered or modified to enforce the original intentions of the provision in the sole discretion of the Operator to the fullest extent allowable by law. All other terms and provisions shall remain in full force and effect.
Real estate is a big deal. You agree to do your best research and due diligence in the course of any undertaking in real estate. We are solely real estate agents, so you should consult professionals in other professional areas to protect yourself and your stakeholders. You are free to select them as you wish, and as such, we are not responsible for anyone you engage with, nor the agreements or efforts that result.
Due Diligence: As a consumer and User of the Site, we recommend you to seek professional assistance in conjunction with any actions you take in real estate. You are strongly advised to conduct any and all research, inspections, investigations, searches, and due diligence in conjunction with your real estate needs. We are able to provide only the proper services under which Agent, Broker and/or Operator are licensed as a salesperson or broker, and hereby provide actual notice to the User that we do not provide the services of other licensed professionals, including but not limited to home inspectors, home improvement contractors, attorneys, accountants, mortgage lenders, zoning officials, specialty construction trades such as plumbers, roofers, electricians, utility companies, and/or tax advisors. In the event that the User requires assistance beyond that of a licensed real estate salesperson or broker, we recommend that the User consult a licensed professional. While we may occassionally refer the User to licensed affiliates who do provide the services, we assume no liability in conjunction with their services, and User agrees to indemnify Agent, Broker and Operator harmless. User also acknowledges that they are free to select any service provider, and that any services rendered for the User by third-party affiliates may be pursuant to a separate agreement.
